A comprehensive exterior restoration for a signature waterfront community.

Waterfront communities face a unique challenge — salt air, constant moisture, sun exposure, and everyday wear all take their toll faster than they do inland. At Broadmoor in Huntington Harbour, the HOA partnered with PrimeCo to complete a comprehensive exterior restoration focused on preserving the community's beauty while protecting its long-term structural integrity.

Over time, paint systems fail, stucco cracks let moisture into the envelope, wooden decks deteriorate, and high-traffic structures like pedestrian bridges begin to show their age. Our approach combined careful planning with coastal-grade materials to give this 244-unit community a refreshed appearance and renewed protection against the elements.

Exterior Detail: Salt-Resistant Coatings

Understanding

Every successful project begins with a clear plan.

Large-scale reconstruction projects don't begin with demolition — they begin with understanding. Before construction started, PrimeCo worked closely with the HOA board and property management team to evaluate the property's condition, identify areas requiring immediate attention, and clearly explain the recommended scope of work.

Our goal isn't to pressure communities into making decisions. It's to provide the information they need to confidently invest in their property — so everyone begins the project with a shared understanding of what success looks like.

Building Envelope

Restoring the first line of defense against the coast.

A community's exterior is its first defense against the elements. At Broadmoor, years of exposure had left portions of the stucco system cracked and deteriorated. Before new paint could be applied, damaged areas were carefully repaired and reconstructed to restore the integrity of the building envelope.

Once repairs were complete, the community received a full exterior repaint using professional-grade coating systems designed to withstand the harsh coastal environment while giving the property a clean, refreshed appearance that complements its waterfront setting.

Everyday Structures

Strengthening the places residents use every day.

Some of the most important work on this project happened in the areas residents rely on every day. Wooden decks and stair systems were repaired where deterioration had occurred, restoring both safety and structural integrity.

Stair waterproofing systems were also repaired to help prevent future moisture intrusion — protecting the framing beneath and extending the lifespan of these heavily used components. By addressing the source of deterioration rather than simply covering it up, the community received repairs designed to last.

Iconic Features

Rebuilding an iconic part of the community.

One of the defining features of Broadmoor is its network of pedestrian bridges that cross the community's scenic lagoons. Over time, these structures had reached the point where repair was no longer the best long-term solution.

PrimeCo completed the full reconstruction of the lagoon bridges, rebuilding these signature features with renewed structural integrity while preserving the character that makes Broadmoor unique. The result is infrastructure that not only looks beautiful but provides residents with safe, dependable access throughout the community for years to come.

Before construction began, PrimeCo conducted a detailed pre-construction walkthrough with the HOA and management team. As work progressed, our team returned every two weeks for progress walkthroughs to review completed work and discuss upcoming phases.

Throughout the project, PrimeCo provided regular communication, schedule updates, progress photos, site observations, and responsive project management so stakeholders always knew exactly where the project stood.

Our crews worked to minimize disruption, maintain organized work areas, and keep the property as clean as possible. Once construction was complete, PrimeCo conducted a final walkthrough to ensure every repair met our standards.
