The Story

What residents saw as weathered wood, we saw as an opportunity.

At first glance, these balconies showed the kinds of issues many aging HOA communities eventually face. Years of weather exposure had taken their toll — structural wood members had deteriorated, paint systems had failed, and moisture intrusion had begun compromising the integrity of the balcony framing.

What residents saw was worn, weathered wood. What PrimeCo saw was an opportunity to restore safety, protect the investment, and extend the life of the property.

Assessment

Every PrimeCo project begins long before the first piece of wood is removed.

Our team starts with a thorough assessment of the property, documenting existing conditions and helping the HOA board and management understand exactly what is happening, why repairs are needed, and what options are available.

We believe informed clients make better decisions, so we take the time to explain the recommended scope of work, answer questions, and ensure everyone is confident before construction begins.

Accountability

Once the project is approved, accountability becomes part of the process.

Before work starts, PrimeCo conducts a detailed pre-construction walkthrough with the board and management team to establish expectations, review schedules, and confirm the scope of work. Throughout construction, we continue meeting every two weeks to walk the property together, review completed work, discuss upcoming phases, and verify that quality standards are being met every step of the way.

For a structural rehabilitation project like this, that often includes removing deteriorated framing members, replacing damaged structural lumber, repairing balcony support beams and fascia, restoring waterproofing details where needed, and preparing every repaired surface for a complete exterior painting system. Once the structural repairs are complete, new finishes, fresh coatings, and upgraded railings give the community a clean, modern appearance while protecting the building for years to come.

How We Work

Transparent billing. Steady communication. Respect for the property.

One thing that makes PrimeCo different is how billing works. We don't ask communities to fund the project before the work exists. Instead, we require only a small deposit to get started, and each phase of completed work is reviewed, approved, and signed off by the board or management before an invoice is submitted.

Throughout the project, communication remains just as important as construction. Property managers and board members receive regular schedule updates, progress photos, site notes, and responsive communication so they always know where the project stands. On larger projects, PrimeTrack provides a centralized portal where stakeholders can monitor progress, access documents, and stay informed without having to chase down updates.

Because these buildings are people's homes, our crews work with that in mind every day. Job sites are kept organized, disruptions are minimized whenever possible, and each work area is cleaned before crews leave for the day. When construction is complete, we perform a final walkthrough with the board and management to ensure every detail meets expectations and the property is left looking its best.

The Result

More than new paint and repaired balconies.

A safer community. Renewed curb appeal. Protected structural components. And homeowners who can feel confident in the investment made to preserve their property. At PrimeCo, we call our approach Building Clients for Life — standing behind our work, communicating openly, and building relationships that continue long after the final walkthrough. We don't simply complete projects — we become a trusted partner that communities can rely on for years to come.
