PrimeCo partnered with the HOA to deliver a full exterior renovation.
Before a single board was removed, our team spent time understanding the property's existing conditions. Rather than rushing into construction, PrimeCo worked alongside the board and management to evaluate areas of deterioration, explain why repairs were necessary, and develop a clear scope of work.

Exterior siding does much more than create curb appeal. It protects the structural framing beneath it from moisture, weather, and everyday exposure.
At Kellogg Terrace, deteriorated siding was carefully removed so our crews could inspect the underlying structure, replace damaged framing where needed, and install a new weather-resistant building wrap before new siding was installed. This critical layer helps prevent moisture intrusion while creating a more durable building envelope designed to perform for years to come.
As construction progressed, PrimeCo replaced deteriorated structural lumber and repaired deck framing where necessary, restoring the strength and stability of the balconies while preparing the buildings for new finishes and waterproofing systems.
These repairs not only improve appearance — they help protect residents, preserve property values, and extend the life of the community.



Once structural repairs were complete, attention shifted toward long-term protection. Balconies received waterproofing repairs to help defend against future moisture intrusion — one of the leading causes of structural deterioration in multifamily communities.
The buildings were then finished with a complete exterior paint system, giving the property a fresh, updated appearance while providing another layer of protection against the elements.
Large HOA projects involve dozens of moving pieces. That's why PrimeCo builds accountability directly into the construction process. Before work begins, we conduct a detailed pre-construction walkthrough with the board and management team to align on the schedule, scope, and expectations.
Throughout construction, we return every two weeks for progress walkthroughs, reviewing completed work, discussing upcoming phases, and answering questions along the way. Everyone understands where the project stands because everyone sees the progress together.

A construction project doesn't happen on an empty job site — it happens where people live. Our crews worked to keep work areas organized, minimize disruption whenever possible, and maintain clean job sites throughout construction.
At the completion of each workday, crews cleaned their work areas, and once the project was finished, PrimeCo performed a final walkthrough to ensure the community was left in the condition residents deserved.
When the final coat of paint dried, Kellogg Terrace had a renewed building envelope, repaired structural components, improved waterproofing protection, and the confidence that comes from knowing the work was completed with transparency, accountability, and craftsmanship.
