Protecting Coastal Buildings While Elevating the Community.

Living near the coast comes with incredible views — but it also means buildings are exposed to some of the harshest conditions in Southern California.

The Project

A comprehensive exterior renovation designed to preserve both beauty and longevity.

Salt air, moisture, UV exposure, and everyday wear gradually break down paint systems, deteriorate wood, and create cracks that let water into the building envelope.

Left unaddressed, these issues become more than cosmetic — they can lead to expensive structural repairs down the road. At Village Point La Jolla, the HOA partnered with PrimeCo to restore and protect the community through a comprehensive exterior renovation designed to preserve both the beauty and longevity of the property.

Understanding

Building confidence before construction begins.

Successful projects start long before the first crew arrives on site. Before construction began, PrimeCo worked closely with the HOA board and property management team to thoroughly evaluate the condition of the buildings.

Our team identified areas requiring repair, explained the recommended scope of work, and discussed the available options so everyone understood exactly what the project would accomplish.

We don't believe in rushing communities into decisions. We believe in giving boards and managers the information they need to make confident, informed choices about protecting their investment.

Repair

Repairing what time left behind.

Even the highest-quality buildings require maintenance over time. At Village Point La Jolla, deteriorated wood components were carefully removed and replaced wherever damage had compromised the integrity of the exterior.

Rather than simply covering over aging materials, PrimeCo restored these areas with durable repairs designed to extend the life of the buildings. At the same time, damaged and cracked stucco was repaired to restore the building envelope and help prevent moisture intrusion — creating a solid foundation before new coatings and paint were applied.

It's an approach that focuses on solving problems, not simply hiding them.

Finish

More than a fresh coat of paint.

A professionally applied paint system is one of the best investments an HOA can make — but only when the surface underneath has been properly prepared.

After structural repairs and stucco restoration were complete, the community received a full exterior repaint, dramatically improving curb appeal while providing long-term protection against sun, moisture, and coastal weather. Decks and stair systems also received new protective coating systems, creating durable walking surfaces that help defend against water intrusion while improving both appearance and everyday safety for residents.

Together, these improvements not only transformed the look of the community — they strengthened its ability to withstand the coastal environment for years to come.

Accountability

Accountability built into every step.

At PrimeCo, communication isn't something that happens when there's a problem — it's built into the process from day one. Before work begins, we conduct a detailed pre-construction walkthrough with the board and management team to review schedules, expectations, and project logistics.

Throughout construction, we return every two weeks for progress walkthroughs, reviewing completed work, discussing upcoming phases, and ensuring everyone involved has a clear understanding of where the project stands.

"Each billing period is reviewed, approved, and signed off before an invoice is submitted — boards know exactly what work has been completed before they pay for it."

Communication

Keeping everyone connected.

Large community projects involve a lot of moving parts. That's why PrimeCo keeps property managers, board members, and stakeholders informed through regular schedule updates, progress photos, site notes, and responsive communication from start to finish.

For larger renovations, PrimeTrack provides one centralized place to access project documents, monitor progress, review updates, and stay connected without having to wonder what's happening on site.

Because the best projects are the ones where everyone stays informed.

Respect

Respecting the community we work in.

Construction doesn't happen in a vacant building — it happens where families live, neighbors gather, and residents go about their daily lives.

Our crews work hard to minimize disruptions whenever possible, maintain organized job sites, and clean work areas at the end of every day. Once construction is complete, we conduct a comprehensive final walkthrough to ensure every detail meets expectations and the community is left looking its best.

We believe professionalism isn't just reflected in the finished work — it's reflected in how we treat the property throughout the entire project.

Building Clients for Life

More than a refreshed exterior.

Today, Village Point La Jolla has renewed protection against the coastal elements, repaired structural components, restored stucco, newly protected deck and stair systems, and a fresh appearance that reflects the pride residents have in their neighborhood. Our goal has never been to complete a project and move on — it's to build lasting relationships by communicating honestly, delivering exceptional workmanship, and standing behind our commitments. That's what Building Clients for Life means.
